A broken storefront doesn’t wait for a convenient time. In Las Vegas, where summer temperatures routinely push past 110 degrees, a shattered panel means lost cooling, exposed merchandise, and a security gap visible to everyone walking past. The questions that follow are almost always the same: what’s this going to cost, and how long will the business be without a proper front?

Those answers depend on a handful of concrete factors that generic guides don’t address, including Clark County permit rules, Las Vegas solar and heat requirements, and what a licensed local glazier actually carries in stock. We’ve been answering those questions for Las Vegas businesses since 1985. Davis Glass & Mirror is fully licensed, bonded, and insured, and our glaziers are organized through the International Union of Painters and Allied Trades, so the people doing the work have verifiable training and accountability behind them.

Here’s what drives commercial glass repair cost in Las Vegas, how long each stage actually takes, and what you need to know before you make a single phone call.

What Drives Commercial Glass Repair Costs in Las Vegas

The first thing most business owners don’t know: you almost certainly can’t patch a cracked storefront pane. Commercial storefronts use tempered safety glass, which is heat-treated to be significantly stronger than standard glass and to shatter into small, relatively harmless fragments on impact. That treatment also means it can’t be repaired the way laminated auto glass can. A chip, a crack, or a single impact point means the entire pane has to come out and be replaced.

That shapes the cost picture from the start. Here’s how the tiers typically break down:

  • Emergency board-up: Securing a broken opening with plywood or polycarbonate sheeting commonly runs $200 to $600 depending on the size of the opening and accessibility. This is a temporary measure, not a repair.
  • Glass-only panel replacement: Replacing a standard-size tempered glass panel in an intact aluminum storefront framing system typically runs $500 to $3,000 or more per panel, depending on dimensions, glass type, and whether the opening is at ground level or above.
  • Full storefront system replacement: When the frame is also corroded, damaged, or outdated, replacing the entire system (framing and glazing together) runs considerably higher and is quoted on a per-project basis.

Specialty features add to the base price. Low-E coatings, which reduce infrared and ultraviolet light transmission and are common in Las Vegas commercial buildings for their energy benefits, cost more to source and fabricate than standard clear glass. The same applies to laminated glass, tinted glass, and insulated glass units (IGUs), which consist of two or more panes sealed around an air or gas gap for thermal performance. If your existing glass carries a specific solar heat gain coefficient (SHGC) rating required by your building’s energy compliance documentation, the replacement glass has to match it.

The Commercial Glass Repair Timeline: From Call to Completion

The timeline for a repair doesn’t start when the new glass arrives. It starts the moment you call, and each stage carries its own timeframe.

Most commercial glass emergencies in Las Vegas can be secured within a few hours. Emergency response for temporary board-up typically runs 1 to 2 hours from the initial call, depending on location and traffic. After the opening is secured, measurement and glass sourcing determine the next window:

  • Standard-size tempered panels: Often stocked or available locally within 1 to 3 business days.
  • Custom-size or specialty glass: Laminated panels, IGUs, Low-E coated glass, or anything requiring specific fabrication typically runs 1 to 3 weeks from order to delivery. In Las Vegas, heat-performance specifications and IGU requirements for energy-efficient buildings are common reasons a panel needs to be fabricated rather than pulled from stock.

Installation time on the day the glass arrives is usually manageable. A single panel replacement in an existing frame generally takes 2 to 4 hours. A multi-panel project or full storefront replacement can take 1 to 3 days depending on scale and complexity. In practical terms, a straightforward single-panel job with standard stock glass can be finished in as little as 2 to 4 days from initial call to completed installation. A custom fabrication job on a specialty pane can run 2 to 4 weeks. Knowing which category your repair falls into at the start helps you plan around actual downtime.

When Clark County Requires a Permit for Your Glass Repair

This is where Las Vegas business owners often get caught off guard. Whether a permit is required isn’t just a bureaucratic detail. It can add days or weeks to your timeline if you don’t know the answer upfront.

Clark County Code of Ordinances, Title 22, Chapter 22.02, Section 22.02.190 sets out the building permit exemptions for glazing replacement. Under that section, replacing existing glazing doesn’t require a building permit when the work doesn’t modify existing wall framing, the glazing isn’t part of a fire-resistive rated construction element, and the existing glazing isn’t required to be safety-glazed. In practical terms, a straightforward like-for-like glass replacement in an intact aluminum storefront frame with no structural changes typically falls under the exemption.

The exemption doesn’t apply in every situation. If the repair involves modifying the frame or surrounding wall framing, if the glass is part of a fire-rated wall assembly, or if the scope of work triggers new safety glazing requirements, the project needs review by the Clark County Building Department. We work in coordination with the City of Las Vegas and the Clark County Building Department on commercial projects, assessing permit applicability before work begins rather than discovering a requirement mid-project.

Repair or Replace: Making the Right Call for Your Storefront

The decision between glass-only repair and full storefront replacement isn’t always obvious, and getting it wrong can mean paying twice.

Glass-Only Repair
When the damage is isolated to one or a few panes and the aluminum storefront framing is structurally sound (no corrosion, warping, or failed seals) replacing only the glass is the right approach. It’s faster, less expensive, and preserves an otherwise functional system.

Full System Replacement
When the frame shows serious corrosion, when the seals on insulated units have failed across multiple panels (visible as fogging or condensation between the panes), or when the existing system is an older single-pane installation that doesn’t meet current energy or safety standards, a full replacement is the better long-term investment. Replacing glass in a failing frame just means the next repair arrives sooner than expected.

Our glaziers evaluate the frame and surrounding conditions before recommending a path forward. Our goal is to make sure you’re not back in the same position in 18 months.

Commercial property insurance generally covers glass breakage from vandalism, storm impact, or vehicle strikes, but not from wear and deterioration over time. If you’re filing a claim, insurers typically want three things: photographs of the damage taken before cleanup, a police report in cases involving break-ins or vandalism, and a written estimate from a licensed installer. Collecting that documentation before any board-up or cleanup begins protects your claim. We provide the written estimate your insurer needs as part of our quote process.

What to Do the Moment Your Storefront Glass Breaks

The first few minutes matter, both for safety and for your insurance claim.

  • Clear the area: Keep employees and customers away from the broken glass immediately. Tempered glass breaks into small pieces rather than large shards, but the edges are still sharp and the area around a break can be unpredictable.
  • Photograph everything: Document the damage before anyone touches it. If this is a break-in or vandalism, photograph from multiple angles and don’t clean up until you have the images.
  • File a police report: For break-ins, vandalism, or any situation where the cause isn’t clearly accidental, file a report before cleanup. Insurers typically require this as part of the claims documentation.
  • Call for emergency board-up: A temporary board-up secures the opening and protects the interior while your replacement glass is fabricated or sourced.
  • Get a written estimate: Once the opening is secured, a detailed estimate documents scope, materials, and cost for your records and your insurer.
